Reaching an Agreement

  • Offer to Purchase: This is received by us when an offer is made on your house. It probably will not be for the full asking price, so you may want to counter that offer. That is where our negotiation skills will come in. Be rest assured that Leighton Realty is well qualified to negotiate on your behalf with your best interest in mind. If the buyer counters your counteroffer, we will advise you to frame your next move. Once a price is negotiated, the buyer usually obtains a home inspection. Sometimes the most emotionally charged negotiations follow the home inspection. Again, with years of experience we will help you take a balanced stance.
  • Purchae and Sale Contract: When all contingencies are satisfied, the Purchase and Sale contract is reviewed by attorneys and is then signed by all parties. The deposit is held in escrow by the listing company. We as your listing agent pay strict attention to all the time frames and coordinate all aspects of the sale.

The Closing - Passing of Papers

Usually both the Seller and Buyer meet at an acceptable office to sign all documents. Once the property transfer is recorded with the Barnstable Registry of Deeds, the property has indeed been "SOLD” and you can bring your check to the bank.
